Mills — Mills are the foundation of established timber markets, because they determine what products can be bought and sold. The distance your timber has to travel before it reaches the mill is taken into account by timber companies when bidding for your timber.
The distance to and from the mill is directly proportional to a timber companies overhead. The further they have to travel, the more gas they will use and the higher their costs will be.
Products — Some geographical areas are known for specific products that may not grow well elsewhere. In turn, some areas will have higher prices than others, because markets exist as a result of their products. Competition — Ultimately, timber markets are driven by competition.
States are very similar to regions, because the market effect on timber prices is universal. The same factors that determine regional prices, also influence markets in different states.

Information as of June 11, It is a very interesting time in the log market. Many sawmills are not purchasing logs at the present time and there is not a viable ponderosa pine market. Some pulp purchasers are also off the market. An abundance of logs in mill yards and the uncertainty related to the Coronavirus impact on the economy have buyers being conservative. Please note that the above log prices can be somewhat misleading because only a few outlier mills are in that price range and other mills are either paying less or not purchasing logs.

Uncertainty about rising interest rates and the fears of a looming recession also likely contributed to gloomy markets last year, Courtney said. For sawmills, the decline in lumber prices has eaten deeply into profits, forcing them to cut shifts and production, said Hakan Ekstrom, principal of the Wood Resources International consulting firm.

On the political front, the timber industry is facing regulatory uncertainty due to a push for stronger environmental protections — particularly in Oregon, said Jason Spadaro, president of the SDS Lumber Co. Several ballot initiatives have been proposed that would affect logging by expanding no-harvest buffers along streams and restricting pesticide spraying, Spadaro said.
Legislation aimed at reducing carbon emissions will also be resurrected in after failing last year, which also presents risks for the timber industry. The industry must create a united front, as damage to lumber producers will eventually harm forestland owners as well, Spadaro said. Converting tons and board feet has long been a problem for timberland owners attempting to sell timber.Prices are at levels not seen for over twenty years, when the Spotted Owl crisis drastically reduced PNW federal harvests by 90 percent.
Lumber prices remain high amid stable housing demand and remodeling activity, the ongoing Canadian lumber disputeand a recent move by the Chinese governmentwhich instituted a 5 percent reduction in domestic harvests. All of these factors will likely lead to further demand for PNW logs.
Consequently, log inventories are low and demand has exceeded supply and driven prices to highs not seen in decades. In addition to the influences highlighted above, National Forest timber sale volumes continue to be artificially constrained in the PNW. The FY timber sale program only offered 2. As lumber markets have strengthened, the growth in demand has shifted entirely to available timber from private forest land. There is little wiggle room as western private harvests are already nearing sustainable long-term harvest levels.
This is a boon for landowners and loggers, as mill buyers struggle to capture the measure of supply demanded by their facilities. This situation will likely continue well intoand at least as long as lumber prices hold at current levels.
As a result of these factors, Doug fir log prices are at much higher sustained levels than they have been at any time in recent years. All Rights Reserved.As a logger and harvester of standing timber, there are several factors to consider when determining the standing timber prices you will pay.
You first need to determine the costs of harvesting your logs. If you have been logging for a year or more, all you need to do is look over your books for the past year. Take the whole year and average out your costs.
If you have records for more than one year, it would be a good idea to average in those costs also. Take the number of board feet that you harvested over a period of time.
Now figure out all of your costs of operation over that same period of time. Include items like fuel, maintenance, equipment purchases and payments, employees, and so on. Use your cost figure and divide that by the number of board feet you produced. This way of calculating cost will help in determining the cost of many unknown circumstances that show up on a logging job.
By taking an average over a long period of time, you have a good rule-of-thumb idea of costs that accounts for equipment breakdowns and rough landing conditions. Without these figures, it would be hard to determine the different variables involved in a logging job.
The next step is to determine the amount a sawmill will pay for the logs that you harvest. Contact several sawmills in your area and inform them that you are a logger and will have logs for sale. Ask them what logs they need and what they will pay for the grade, pallet, and veneer logs. You will find that different sawmills specialize in different types of material. Some mills do strictly pallet material, and some do only grade.
You might have a load of upper logs that go to a pallet mill, a few loads of grade logs that go to a grade mill, and a few logs that go to a veneer buyer. The information you obtain from sawmills will be valuable when you are bidding on a piece of timber. Take careful notes when you walk the timberland, keep track of how much veneer, grade, and pallet material is there.
Doing this due diligence will prevent you from paying too much for a piece of timber. It will also help you to present a competitive bid on a high-value logging job. Now that you have all this information, you can determine what you can pay for standing timber.
The result will be what you would pay per thousand board feet for the standing red oak grade material. You can use the same formula for the pallet and veneer logs.
